Generally planning continues to be increasingly difficult to obtain, with the Planning Departments being extremely pernickety over plans, environmental surveys, ecological surveys and so forth. Plenty of time and a willingness to work with the Planning Department is essential when considering planning.
Often this involves pre-application discussions to ensure the Planning Officer is on side and understands the application that is to be submitted.
